Executive Summary: Hotel profits and values rise and fall relatively rapidly as occupancies and room rates trend upward or downward. For the most part, in the absence of sudden changes in the national economy, the movement in occupancy trends is caused by changes in the growth in the supply of rooms, which is, in turn, chiefly driven by the availability of financing. An article explains the Hotel Valuation Index, a sensitive gauge of hotel values in 46 US cities.
