    The Americas region recorded declines in all three key performance metrics when reported in U.S. dollars for October 2009, according to data compiled by STR and STR Global. In year-over-year comparisons, occupancy for the region dropped 6.2 percent to 58.2 percent, average daily rate declined 7.3 percent to US$100.33, and revenue per available room decreased 13.0 percent to US$58.38.

    Hotels have been cutting back on operating expenses because of the current economic conditions, but how have the past years’ expenses trended versus revenue growth? This article explores the past three years’ upper-upscale branded hotels’ operating revenues and expenses. (Upper-upscale brands include such brands as Hilton, Marriott, Westin and Hyatt.) Using Smith Travel Research’s Hotel Operating Statistics Study (HOST) data, we sampled data from 575 U.S. upper-upscale, full-service hotels from 2006 through 2008. The average hotel size in this sample is 462 rooms.

Overall, the report shows bookings and net revenue figures climbing back to 2008 levels, with positive movement in North America, which jumped +3.5% in corporate bookings volume in October 2009 compared to October 2008, and +21% in leisure bookings volume for the same period. The average daily rate for GDS transactions reached its highest point to date this year at $163. The report also shows booking lead times remain short in both corporate-driven GDS and leisure-driven ADS transactions.
